By reevaluating these areas—whether through sharper pricing, easier showings, updates, or stronger online exposure—you can turn a stagnant listing into a sold one.

July 2025 housing inventory rose 24.8% year over year, marking the 21st straight month of growth and the third consecutive month with over 1 million active listings—a post-pandemic high, though still 13.4% below pre-pandemic levels. Unsold homes, including those under contract, climbed 16.9%, while pending sales dipped 3%. New listings were up 7.3% year over year but fell for the third month in a row. Homes spent a median of 58 days on the market—seven more than last year—with a national median list price of $439,450, up 0.5%.

New Home Sales Slow in July, Yet Affordable Homes Lead the Market

July saw new home sales dip 8.2% compared to the same month last year, despite builders offering more incentives to attract buyers. While overall sales have slowed, homes priced under $300,000 continue to see the fastest turnover, reflecting strong demand in the more affordable segment of the market. This trend highlights that even in a cooling housing market, buyers remain highly interested in reasonably priced homes, while higher-priced new builds may face longer listing times.
