Mortgage Rates Fall to a Three-Year Low—Will They Keep Dropping?
Mortgage rates saw a sharp drop this week, returning to their lowest levels since late October and nearing lows not seen since 2022. The decline followed softer-than-expected employment data, market optimism around a potentially more rate-friendly Fed chair, and comments from New York Fed President John Williams hinting at a possible December rate cut. The 10-year Treasury briefly dipped below 4%, and traders now place a 70% chance on a cut next month. In addition, FHFA announced the 2026 conforming loan limit is increasing to $832,750, with high-cost areas rising to $1,249,125. Many lenders are already accepting applications under the new limits. Zillow reports the average 30-year rate at 6.06%, matching the lowest level of 2025.
